  • What is the minimum project size?
    Engagements start at $1M. Below that, we'll point you to a builder who fits the scope.
  • What goes wrong on projects like this?
    A price with no line items. A superintendent you've never met. Draws paid for work that isn't in place. Verbal change orders. Work covered before anyone checked it. Our process exists to remove each one.
  • Do you build commercial as well as residential?
    Yes. Ben's background is commercial and institutional construction: hospitals, medical office, and financial buildings, before founding Hoadley Construction in 2010. Ground-up commercial and tenant build-outs are part of the work.
  • Do I need an architect before I call?
    No. Most clients come with one, and we price and build from their drawings. If you don't have one, we'll introduce you to architects we've built with, and we can run design and construction under one contract.
  • Do you build lump sum or cost-plus?
    Both. You choose at the Plan stage, after you have the line-item budget. Lump sum fixes the price for the scope in the drawings. Cost-plus is open book: you see every invoice and pay cost plus a stated fee. Commercial owners who need a guaranteed maximum price can have one.
  • How do payments work?
    Preconstruction is paid for first, on its own or as part of the contract. Then the build: schedule, plans and permits, mobilization, and draws against work in place, each with a written statement.
  • Who is on my job?
    Ben. He evaluates the property, writes the budget, runs the job, and is the person you call. The trades are subcontractors he has worked with for years, and he checks their work before it gets covered. If another builder's answer to this question is a name you haven't met, ask why.
