When another builder is doing the work, you need someone at the table who reads drawings, budgets, and draw requests for a living. Ben is a Florida Certified General Contractor and a licensed real estate broker with a civil engineering degree. We represent owners on estate and commercial projects: bid and contract review, schedule and payment verification, site inspection, written reports.

  • What is the minimum project size?
    Engagements start at $1M. Below that, we'll point you to a builder who fits the scope.
  • Why hire an owner's rep if I already have an architect?
    An architect protects the design. An owner's representative protects the budget, the schedule, and the payment stream, with a builder's read of what is actually happening on site. Ben has sat on the contractor's side of that table since 2010, so he knows where the money hides.
  • How often are you on site?
    On a schedule set in the engagement, and always at the stages that matter: before concrete, before anything is covered, and before a draw is approved.
  • Can you represent me on a property I am buying that is under construction?
    Yes. A written evaluation of a project in progress, covering condition, remaining cost, and risk, is a common engagement.
  • What does an owner's representative cost?
    A stated fee, agreed before we start. It is usually a fraction of what one unchecked draw or one missed scope gap costs.
  • Do you take every project?
    No. We take a few at a time, and we choose them. If you want the number before you commit and a written record while it's built, send the address.
  • Are you licensed and insured?
    Yes. CGC 1518691, and certificates of insurance on every job. So is every builder you should be talking to. What separates them is who shows up. Ben does.
