Renovation & Additions
Work on a building that is being lived or worked in.

Palm Beach County
Renovation means changing a building without breaking what already works. We start with a survey of existing conditions. Structural changes get engineered, not guessed. The work is phased so the house or the business stays usable, and new work is matched to old so you can't find the seam.

What it includes.
- Existing-conditions surveyWhat's actually there: structure, systems, moisture. Before the drawings are final.
- Structural modificationOpenings, additions, and second stories designed and built to carry the load.
- Phasing to keep the building usableA sequence that protects the occupied parts of the house or business.
- Matching what's thereProfiles, materials, and proportions that read as original.
Common questions.
- What is the minimum project size?Engagements start at $1M. Below that, we'll point you to a builder who fits the scope.
- What goes wrong on projects like this?A price with no line items. A superintendent you've never met. Draws paid for work that isn't in place. Verbal change orders. Work covered before anyone checked it. Our process exists to remove each one.
- How long does a whole-house renovation take?It depends on scope, permitting, and structural work. You get a written schedule with milestones at the Plan stage, before construction starts, and a weekly written report against it once it does.
- Can we stay in the house during the work?Often, yes. Phasing is part of the plan. If a phase makes the house unlivable, we tell you in writing before it starts.
- What happens when something changes mid-build?It gets priced and signed before the work happens. No verbal change orders. If a field condition forces a decision fast, you get a call and then a written change order the same day.
- Who handles permits and inspections? We do. Permits are pulled in the company's name and inspections are scheduled and attended by us, in every municipality across Palm Beach and Martin counties.
- Do you build lump sum or cost-plus?Both. You choose at the Plan stage, after you have the line-item budget. Lump sum fixes the price for the scope in the drawings. Cost-plus is open book: you see every invoice and pay cost plus a stated fee. Commercial owners who need a guaranteed maximum price can have one.
