Every job starts with a written read of the property. Ben walks the structure, the envelope, the survey, and the site before quoting a number. You get a document: condition, feasibility, cost range, risk. Take it to an architect, a lender, or another builder. It is how you avoid the number that grows after you've committed.

Common questions.

  • What is the minimum project size?
    Engagements start at $1M. Below that, we'll point you to a builder who fits the scope.
  • Can I get the evaluation without hiring you to build?
    Yes. The evaluation stands on its own. Some clients use it to decide whether to buy. Some take it to another builder.
  • Why does a line-item budget matter?
    A single number hides what's not in it. Line items show the allowances, exclusions, and assumptions, and the weekly report is measured against them.
  • Does an engineer review the structure?
    Ben holds a BS in Civil Engineering from Purdue and is a state-certified Engineer Intern. He reads every structure himself. Where the permit requires sealed engineering, a licensed engineer of record provides it.
  • Do I need an architect before I call?
    No. Most clients come with one, and we price and build from their drawings. If you don't have one, we'll introduce you to architects we've built with, and we can run design and construction under one contract.
  • Do you build lump sum or cost-plus?
    Both. You choose at the Plan stage, after you have the line-item budget. Lump sum fixes the price for the scope in the drawings. Cost-plus is open book: you see every invoice and pay cost plus a stated fee. Commercial owners who need a guaranteed maximum price can have one.
  • Do you take every project?
    No. We take a few at a time, and we choose them. If you want the number before you commit and a written record while it's built, send the address.
